You buy a lease in Kenya. Not freehold.

The Constitution caps foreign ownership at a 99-year leasehold. We start with that sentence rather than with a photograph of a swimming pool, because it decides whether the rest is worth your time.

Note

This page is a stub

The English tree is planned for launch, not built in this prototype. Everything below is a summary; the Polish pages carry the full argument.

Golden Key Africa sells Kenyan property to buyers in Poland and, from launch, to English-speaking buyers. We are an agency, not a developer and not a law firm, and we never hold buyer funds.

Three things worth knowing before you go further, all of them covered in detail on the Polish pages:

  • Tenure. Non-citizens get leasehold, 99 years maximum. Freehold acquired by a foreigner converts by operation of law. Every listing shows the regime and the years remaining.
  • Escrow. Your deposit goes to an advocate's client account, never to ours. Our fee comes from the seller.
  • Agricultural land. Land Control Board consent cannot be granted to a non-citizen, so we do not sell agricultural plots to foreign buyers.

Closing costs run 6 to 11 percent above the price: stamp duty at 4 percent urban or 2 percent rural, advocate fees of 1 to 2 percent plus 16 percent VAT, valuation, search and registration. Non-resident rental income is taxed at 30 percent withholding on gross rent.
